What moves New Mexico mineral values

New Mexico is the most concentrated market we work. Eddy and Lea counties carry the overwhelming share of the state’s permit activity, and institutional buyers compete hardest there — Delaware Basin interests routinely reach the top of the income-multiple band, and undeveloped acreage often exceeds producing value outright. Outside those two counties the picture changes sharply. San Juan gas interests price on a different curve, and the northern counties trade thinly enough that a single motivated buyer can set the price. Knowing which of those markets you are actually in is the first step.

What the New Mexico trend means for a seller

New Mexico splits cleanly in two, and the statewide line hides it. Eddy and Lea counties sit over the Delaware Basin and have carried almost all of the growth since 2020; the San Juan Basin in the northwest is a mature gas province whose curve has been flat to declining for years. Reading the state total as one market is the most common mistake owners make here, and it produces valuations that are wrong in both directions depending on which half you actually own.

Where development stands

The Delaware side remains among the most competitive acreage in North America, with federal and state lease positions adding a permitting layer that private-land plays do not have. San Juan development is largely maintenance rather than expansion, though the interests there still pay and still sell. A seller in Eddy or Lea is usually pricing against active drilling plans; a seller in San Juan or Rio Arriba is usually pricing against a decline curve, and the two conversations look nothing alike.

How much are mineral rights worth in New Mexico?

Eddy and Lea County producing royalties frequently command the high end of the 3–6 year income-multiple range, and undeveloped Delaware Basin acreage often exceeds it. Offers vary widely — competition reveals the real number.

Are San Juan Basin minerals worth less than Permian minerals?

They are valued differently rather than simply lower. San Juan interests are gas-weighted, so they price against natural gas expectations and a shallower buyer pool, while Delaware Basin interests price against oil economics and institutional competition. A San Juan interest with strong production can still attract solid offers — it just attracts them from a different set of buyers.

Can I sell only part of my New Mexico minerals?
