Net Mineral Acres

Your share of a tract expressed in acres — the gross acreage multiplied by your undivided fractional interest. A one-eighth interest in a 640-acre tract is 80 net mineral acres.

Why it matters when you sell

Bids are quoted per net mineral acre, so this figure is the common denominator every competing offer gets compared on. It is also the number most frequently overstated when a sale begins, because an owner describes the whole tract instead of the slice of it they actually hold — and title review corrects that at the point in the process where it costs the most leverage.

Example

A tract runs 480 gross acres and the recorded interest is an undivided three-sixteenths, which comes to 90 net mineral acres. At $6,500 per net mineral acre that position supports roughly $585,000. Describing it as 480 acres of minerals implies $3,120,000 — a number no buyer will underwrite, and one that makes a fair offer look like a lowball when it arrives.

What to have in hand

Settle your net mineral acre figure before you invite offers, and be ready to show the recorded instruments that support it. A number that holds up under title review carries further in a negotiation than a larger one that does not.
